In order to find something in that area ~450k it's going to either be condo or maybe a detached home that needs a lot of work and probably won't qualify for financing. You could find a hard money lender, pay cash and BRRRR or flip it.Are you working with an agent or giving this a shot on your own?

Nice @Sarah Blesse! I recommend the "love letter" to all of my buyer clients. It's great to hear of examples like this. We did a live in flip a few years ago and it also did very well for us. Are you planning on doing another one?
