Yes you need insurance.

Welcome to BP, nice to meet you on here. I'm a local realtor here in San Diego that also invests in properties out of state. If you are selling your primary residence you may not have to pay any capital gains tax.

This is something that will vary from lender to lender. In my experience you should have no problem finding a lender that will allow you to include the rental income right away. Let me know if there is anything I can do for you.👍
