Most won't take the car without a title. Depending on what it is, call a tow company, and have it towed. In Colorado the tow company can tow it, then after (I think) 30 days, put a lien on the vehicle, and then start the title process. They then usually sell the vehicle. If it's not worth that for a tow company, they will tow it, wait for the title and send it to the salvage yard

I would say that the advantage would be for people like me. This is how I always felt about it: I would much prefer a single family home to rent, but if that wasn't an option due to price, then I would prefer a smaller multifamily. Simply because in my mind I would have more windows, be able to walk directly outside (without needing an elevator or long hallway to the main door), and could feel like I come and go as I please. Personally I don't understand those who live in the large apartment buildings. Too many people, and too many opportunities for noise. If I could be in a place, and know the folks on both sides of me, I feel like I would be more inclined to befriend them, rather than worry about them.
Thats not to say I wouldn't love to own a large complex in the future, but thats just my .02 about how I see things. Also, I'm more or less a neat freak, and can't stand trash outside, or run down looking places. If you offered me a unit in a duplex, triplex, or fourplex that was even just cleaned up, good curb appeal, and the inside looked like you cared about it, I would be all over it! Things have changed in my life now, and I no longer look for those kinds of things, as the wife and I have a house, but I thought it might help you a bit
It's state dependent. In Colorado, I can do all of my classes and such online to accrue the 168 hours needed, but I then have to go to Denver and take the state and federal tests. Just depends on what your state requires. Everything I have seen, I recommend getting one to save in the long run as far as realtor fees ect. Plus I believe knowing the ins and outs of the entire process will make it easier to evaluate deals on the both the front and back end.

I have the same problem @Isaac Jones, it's all about what you can offer. Do you have good credit and can cover the construction cost and management of a flip? Are you sitting on a ton of cash and looking to be more the money man? What can you offer to make you attractive to another investor? I'm having a hard time with this myself because of my specific circumstances, but it's all about what you bring. Most people you partner with will understand and have probably already made money. What would make them want to pick you up and have you join their team?

I grew up in the Springs, and still make it down every month or so. Military families live everywhere due to all the bases in town. Almost anywhere down there could be aimed at military families, as it's not like most cities which have a good vs bad side of town. There are just a few bad neighborhoods scattered out. As for programs, I'm not aware of any, but thats not to say they don't exist.

Thats a good point too.... If you sell all three, even if a smoker did move in, all three should sell before the smell or anything is noticeable.

Honestly, as a smoker I would limit it to smoking outside. There was a podcast (and I can't remember which one), where a woman had a rule that rent went up when she found cigarette butts on the ground, but supplied ash trays outside. I think that's an amazing idea. I smoke, but I haven't smoked in my home but maybe once in 6-7 years. The odds of selling to three different smokers is slim to none. I would target the masses which are non smokers. Just my .02
