      Use InvestorLift.com to source the wholesalers in your market. It is free to use and each property will list the Dispo Manager or someone else at the wholesale company. Call them and let them know your buy box, don't just get on a list. Best of luck!

Feel free to reach out to me. I speak about OPM (I own a brokerage) and have spoken at a WREIN event as well about PML and HML. I'm not selling any mentorship or anything like that, I think you just need to talk with someone that is in the financing space that can give you a bit of guidance. You don't need a "mentor" to understand OPM, you just need an investor friendly lender to work with that is a bit more consultative, there are a few out there. Lastly, I would start looking for mentorship (if you truly want to go that route) at your local level, like at your local Real Estate Investor Association (REIA).

Welcome to BP! I'd suggest joining the local Real Estate Investor Association (REIA). The NCREIA has a chapter in Charlotte. I'm fairly active in the group myself, as I speak at events and host Zooms from time to time too. I operate a lending company/brokerage for investor loans and a wholesale company as well, so if you need any connections there or ideas on how to connect with wholesalers, let me know. When it comes to BRRRR, it is all predicated on your ability to buy the property at a discount. Feel free to reach out if you want to connect or need any advice.

      You can use a website like InvestorLift.com. You can zoom in on the interactive map in your area and find deals there. Once you click on a specific deal, you'll find the wholesaler/disposition manager's information on the right-hand side. Give them a call and tell them your exact buy box. They'll likely then add you to the their e-mail blast list. Connecting with wholesalers and just getting on a list is usually not the best approach. You need to actually form a relationship with them to get the better deals and once you buy from them once, you should get first shot before they mass email everyone or post on multiple sites. Know your buy box before you reach out, as they will definitely think you are more serious if you outline exactly what you are looking for.

Are you solely looking for local lenders? That is a little tougher than looking for a Nationwide lender that lends in OH. Also, how are you looking to qualify for the loan? Are you thinking about the more traditional route of basing it off of your income and DTI ratio? Or are you wanting a DSCR lender that will lend on STRs? If the latter, there are plenty of lenders that will do that. Feel free to reach out if you need any recommendations.

It isn't uncommon for investors to not want to share their GCs information. If you are flipping at scale, losing a GC to another investor or just losing them in general can greatly impact their business. Good GCs are hard to come by in today's market, so it isn't shocking to read this. I wouldn't interpret it as selfish, they are just protecting their livelihood. I would try and JV on a deal with them and get the GCs info that way. That way you are bringing value too.

I would start by networking at your local REIA (Real Estate Investor Association). You will find people that are like-minded and you can get some face to face time to see if there is anyone there willing to be a mentor. My advice would be to bring value, even if you are new. For example, I know a young guy that got started by offering to help paint a rehab project for a larger investor in our market, this led to a partnership with the experienced investor that was a great mentorship opportunity. If you are thinking about paying for mentorship, just make sure you thoroughly vet the person. There is a lot of "gurus" not really teaching things properly or giving a good mentorship program.

You can refinance it and borrow the rehab money and likely pull equity out against the current value too, a hard money lender can do that. Finding a HELOC on an investment property is much more difficult.
