Good afternoon!

I was curious if anyone has any real estate knowledge of Wewoka OK. It is about 70 miles SW of OKC. I have a 2 bed 1 bath house and I was wondering if anyone has any thoughts on the rental market in this area.

Zillow is great for looking at other houses in the area that have recently sold. If you can find one of the same size and type it will give you a good idea of what your's could sell for.

Maybe it is an East coast thing but those painting prices seem astronomical.

I agree with Kevin, you need to find the property owners to see where they are at with the home. I like to talk to the neighbors. Most of the time they know the homeowners and can usually give you some contact information for them.

White shelving and cabinet doors with a dark grey paint on the backing wall, this always looks clean. If you have the time and money I would re-face the fire place. Also get rid of all the wood paneling and the carpet.

Divorce is usually a good lead, if you have phone numbers for them I would give them a call. Even if it is the smoothest divorce ever we find that they almost always need to sell them home.

Absentee owners are also good but the majority of the people in your area are also probably looking at them as well. I like to narrow it down with high equity and I also like to look for older owners. I find that people over the age of 65 are more apt to sell because they don't want to deal with renters anymore.
