Hmmmmm.  @Jerryll Noorden I think you know what I am going to say here.  We agree on the power of SEO, and I am trying hard to implement that, but I will tell you the main challenge for me and anybody else that is reading this -- it is establishing some degree of credibility.

When I roll up on your website, I see some evidence there that you have actually done something with a house at some point.  Or even more than one house.  I see photos of the projects, I see some finish projects, and I see testimonials.  Those are hard to fake.

OK, now I have at least done a flip - just one - so I am not totally bereft of experience and merit here.  So far I've not done a great job of leveraging that.  There is clearly a rather evident hole in my bucket.  I am currently working hard on my site in an effort to better Noorden-ify it.

My understanding is that there is a real shortage of housing at that price point in our metro area.  Just super high demand right now.  At your deal appears to cover all your costs.

I did a flip on my first deal and I managed to talk myself into a really marginal deal.  Lost money on it.  Worst thing is my HM lender tried to tell me.  He was right.  

Better to sit alone at the bar a few more nights than go home with that quirky strange one with real issues.

Your agent isn't going to help you pay the note.  Stick to your numbers.

Social Media can be leveraged for SEO purposes, so that might be a big factor if you are engaged in some form of lead generation.  Otherwise, I'm with you.  Honestly wouldn't miss it.

@Cody L. aren't you the guy buying SFRs up in the Woodlands or somewhere up there?  I thought I remember you saying something about some area up there you like to buy in.

I agree with Cody. I see them from time to time, even on the MLS. 77084 and 77449 are zipcodes that I track. Not there everyday but they do show up. Maybe not class B but still decent.

@Kevan Shelton interesting project.  Who is doing the renovation work for you?
