While you may be right that 20% cash returns may not be easy to find for most investors nowadays, 10-15% still seems pretty good to me. Am I missing something?

 It's definitely possible to save money by doing it yourself. Either way you will need to do due diligence on the front end. You're not the first contractor I've heard of who would rather pay someone else to rehab your home. Like @Alexander A. said, you need to make sure the comps and rents back up what you're being told. Ideally tour the neighborhoods yourself too before committing.

@Dustan Marshall I agree that it can be harder, but Ohio should be a lot easier to cash flow than most. You might need to look a bit harder and put out a few more offers.
