@Bill GulleyI like the way you think! I think you are right in that it would be quite the project. I have no stats experience but I wonder if you could apply some kind of statistical analysis of prices in a given market and use the word quintile.:)

@Mehul MehtaLike @Greg ChristensenI bought in the USA while I was overseas. I bought from a turnkey provider so that helped with a lot of the points you raised.

@Joe ConklinIt does seem unlikely to find a true A+ that needs no work and nets 15% but if you do, jump on it. I'm assuming you are financing it and thus you are just skipping some of the steps of BRRRR. If you are going turnkey, it's not so much a time and effort difference, just depends on the deals themselves. Usually in A neighborhoods you can get homes quite cheap if they are ugly and your rehab is leveraging the value of the house so you get more than what you put in.

I'm with @Account Closed

 just keep it in a self-directed and now you have the opportunity for great investing and are "forced" to not touch the cash flow.

@Marina WeinsteinDo you know what cities you are looking at? As @Ali Boone

 pointed out, each city has multiple turnkey providers and most of those don't work beyond a couple other cities.

 All part of the picture, but even a great PM will have trouble renting a house to great renters if it's in a rough neighborhood.

@Christopher GoodsonI'm intrigued with the thought of wanting low comps to secure a short sale but also wanting demand in the same are to get that exit strategy. How does that work?
