 @Larry Fried defined the most common definition. Turnkey providers will often offer discounts to investors who pay cash up front to fund the rehab and will also call it turnkey because they are still doing the work of sourcing, managing the rehab, and placing a tenant, as opposed to the more common DIY method on BP where the investor does all those things

So last week @Jay Hinrichs put an ad in the marketplace for turnkey providers in the Midwest and I responded. It got me thinking that I should do the same. Who is interested in learning more about turnkey rentals in Milwaukee? We rehabbed 180 homes in Milwaukee last year.

So I just did an interview with Joe Fairless this week and through that I was reminded of how passionate I am about real estate investing. I love putting a deal together. I love compounding interest and I love revitalizing neighborhoods through REI. I'm curious what gets the hearts and minds of BPers racing? What rolls your socks up and down about real estate investing?

@Traver FreemanI think you are on the right track with educating yourself and looking for cash flow. I lived in Beijing where prices were literally 1000 times monthly rent so I sold and started buying for cash flow in the Midwest. I too would highly recommend seeing a neighborhood and getting to know your local turnkey provider or realtor before taking their word for something nearby or out of state.

@Giovanna Owenregarding age, one thing I've seen people do is to try and add up the individual costs to repair the major mechanical issues of a house. for example, a 50 yo house with a new roof and furnace could be cheaper to maintain than a 30yo with original roof and 15 yo furnace.
