I'm also interested in more feedback. MTH I see that you've only posted on the site on this thread. Makes me doubt you somewhat - seems like you're here only to be a cheerleader for this company. Can you maybe give us some details on the deals you've been involved in?
I don't mean to question you, but it seems a bit fishy.

I noticed that the Developing section of the forums is badly in need of a few expert developers to help answer some questions. If you are a developer and are reading this, you should sign up for the forums and get involved. Not only will you get the satisfaction of helping others, but you can probably get some business from the grateful users of the site. Please help us out if you can!

I think your idea sounds great. I don't think you could go wrong either way, but I really don't know. I wish I could help.

I think the historic rate is somewhere like 5% a year increase. I'm not sure that works in all markets. I'm sure in a cold rental market you would want to be more careful with your increases, while in a hot market, you could probably get away with raising the rent a bit more then that.

I never thought about it that way. What you are saying makes a ton of sense. I love how some things that seem to be so difficult are just obvious. Thanks for the explanation.

Hi Eric -
I started on this forum knowing very little about real estate, and I feel confident today with the information I've learned here. I continue to learn each time I come back. Keep doing that and you'll be on your way!
