I've never personally dealt with these, but I think it is great that you question people on things. I've read that liens can be quite profitible, but don't have any interest personaly. Look around for others who have spoken about the subject. I'm sure there are plenty of reliable people who can help out. Sorry I can't be of any more help.

I don't know the laws in TX, but one of the reasons they are called bandit signs is that they are illegal. People place them knowing that they will eventually get taken. They get what time out of them that they can.

Listen to Josh and some of the other experts here on the site. It sounds like you want to do everything. You can't do it all at once. Start out by deciding what you want to do first and focus on that. After you've closed some deals, then start moving into other areas of investing. This way, you can become an expert in doing say rehabs before jumping into wholesaling or something else.

I'm confused about something. You are a newbie, but you're promoting a website that gives real estate advice. That scares me a bit. Maybe you should put some kind of disclaimer on your site letting people know that you are just taking notes or something and that you are a newbie investor. Otherwise, you may be giving people the wrong idea.

Hey Gary! With a comercial background, you probably have a really good base in real estate. That will definitely help you when you get into investing. I'd guess that your hometown is a good place to buy rental properties, no?
It would be great if you could share some of your commercial knowledge with the rest of us. I know there are quite a few commercial real estate questions floating around that could use better answers from someone like yourself.
