Steven. I'd recommend using the BP search engine to search experienced investors around you to learn what they have done to become successfull. Go and meet with all of them.

100% LLC. Every project or property that you buy should be under an LLC. You can get an LLC online and do it in investor friendly states. Like Wyoming or Nevada.

I think that the market is growing but not as fast as it was in the past. Some call this cooling but the market is not cold yet. Still a super hot market right now.
