Finding rental properties in So Cal doesn't make sense. Putting 40% down is going to make your CoCR pretty poor.

Yes I have used this before. Its a great tool to use when you are just beginning and do not have much capital. Raise as much as you can for the project and its fine to give away 50% of your profits to get the deal done. The experience and one deal under your belt will help you grow!

Zillow and redfin are the best. Set your searches and everyday go and check on the new properties on the market.

If you think its fair, and if the tenant thinks it is fair then its a good deal! Just give them a price which works for you and see their reaction.

I have not invested in Baltimore but have invested out of state. I would recommend it as long as you have good boots on the ground. I'm not sure about Marylands landlord-tenant laws but that is something that you should look into to make sure you are in a landlord friendly state.

You wouldn't use a conventional mortgage for a flip. What you should use is a Hard Money Lender.
