Wholesaling is all about marketing, and spending a lot of $$$ on marketing every month.
Then you have to find the buyers, you can find them on BP, Craigslist, FB Groups, etc.

I think it depends on how much cash you have on hand and your family situation.
I would personally rather rent, and then use the cash I would have used as a down payment to instead buy a couple rental properties!

Why are you in need of these documents? If you are thinking of wholesaling then you are going to use an agent to help make offers for you and assign the contracts. So you can just ask the agent you will be using. No need to get them anywhere else.
