It would be considered a commercial deal. Total amount of units is 5 units. But that price is very low for commercial lending. I think that you could go either way. Most commercial lenders have a price minimum much higher than that price.

Do you have any projects going on in vegas or familiar with the market out there i would really appreciate you advise. By the way this will be my first deal / buy & hold / rental

 I do not have any experience in Vegas. It's a good market thought and I would like to invest there.

I have found some lenders who are large banks who can do the cash out refinance without any seasoning and they are at market rates with very little points.

Definitely a great question. Finding the right PM is a major deal. They will be your boots on the ground.

I found a basic contract online and made some modifications to that. You can have your attorney review it for you.

Costar is thousands of dollars a month. I would start with a free crm tool. They can be found online.

Might be one of the strangest opportunities that I have seen come from a direct mail campaign. You could post this business all over the place and see if you get any bites. I would just work a commission in for yourself for putting the whole deal together. Make an agreement with the seller. If you can sell the property then you get 3% of the sale price.
