All brokerages will want you. Just call some brokerages locally, they will not have a minimum homes you need to sell, etc.

Pay them 10-12%, thats what we do.
Loan should be for the term of the project.
Promissory note and deed of trust.
Labor and materials included in loan
Title is held with an LLC, which all investors are a part of the LLC.

This sounds amazing and I'm wishing you the best of luck.
To raise money for these types of projects, you will need an equity investor who can help fund the equity portion of the project. To do so you're going to need to create a package for them to raise those funds. To acquire the land you can get a land loan, these are some HML's that will do this. They will require 50% of the land price to be from your equity partner. Then once construction begins, you'll get a construction loan which will take out the land loan.

I think its better to just call these real estate agents and ask them if they are looking to sell. No point in sending them stuff in the mail if you can find their phone number online since they are an agent.
