Because there are a lot of bad wholesalers out there who give it a bad rep. They don't know how to estimate repairs or estimate arv. Normally they are just bad deals. There are some good wholesalers out there who are killing it. 

Does the mobile home park all you to buy the mobile home and then rent it out?

Direct mail, driving for dollars, door knocking, cold calling. 

Have a realtor in your area pull comps for you. They will be able to see the square footages. 

Why don't you just put it on the market if you need hope to market and maximize offers for a retail buyer?
