I don't think things are slowing down, I think that prices are just leveling off and not growing at the crazy rate they were before.

Apologize and get the repair man out there as soon as possible. Keep your tenant at bay but do not give in. A couple days is good.

Why don't you want to start now? The best time to start is always now. I'm not saying go and buy a house without doing your DD but it seems like you have some cash flow coming in, there are ways to get started right away. If you need help and need some ideas on how to get started reach out and we can connect.
I have been in contact with them and they seem like good guys but do not buy their system as BRRR strategy. If you are looking to do the BRRR strategy then you have to do it yourself. They are actually a turn key company and taking fees on the project which lowers the amount of capital you will be allowed to take out. If you are looking for turn key and have a lot of cash available then I would proceed.

I'd like to know if there are any updates here as well. I have a portfolio of 5 properties that I am looking to do a blanket mortgage on. Property values are from $35-60k each.

We've been looking to buy multi families in Las Vegas as well but nothing has fit our criteria. Let me know if you find something that is worth it and maybe we could do something together!

@Diane G. I called the lender who the TK providers use and they lend of appraised value and will not lend above the appraised value.

For development projects I would recommend using a hard money lender who can lend you both the purchase and the rehab and give you a construction loan.
