I have worked with Lighthouse for years.  I can honestly say they do a great job for investors.

For investors in Rochester, NY.  I bought a property a few months ago that does not have a C of O.  How long, on average, does it take to acquire one?

No problem.  I would call Light house--(585) 544-5649

Ask for Scott or Joe.  They will take care of you.

I would suggest Lighthouse.  The owner has been very helpful.  They are quite knowledgeable when it comes to Rochester real estate.

Stick with where you know first.  After you make a few deal, and gain experience I would look to expand.

Where are the properties in Rochester, NY?

I do not trust Zillow.  You might want to check out the city's website.  https://www.cityofrochester.gov/

Where can you find info. on houses being sold at town halls?

Apparently there are auctions everyday for foreclosed homes.  Where do you go to find info?  I like the idea of going to 15-20 before you make a bid.
