FFREIA might have some great ideas for you.  I am not even a member.

I attended a meeting last night. They were not pushy, or trying to sell me. They seem to truly care about people who want to learn about investing in real estate.  I would talk to someone there.

Scott- I have worked with lenders.  Honestly, I would try to find friends and family first.

The percentages that lenders want is high.  BiggerPockets has a section to find lenders.

Has anyone used a signature loan from a bank?  How did it work?

These posts are awesome.  I have already started investing. I have 3 investment properties.  I would like to fast forward, and do more quickly.

I have an investor, how can I make more moves?  I know you should wait to find a good deal.  I feel like there are good deals everywhere.

Anyone have any tips on getting a C of O?

I just purchased a rental.  There is a tenant living in it. There was a problem with the chimney, so I wanted to get it fixed before I apply for a C of O.   How does this process work?
