Work with your attorney to include in the contract that one of the units must be vacant at closing.

@Samer Abbas, have you considered house hacking? If done correctly it can reduce your living expenses by reducing or eliminating your rent payment because the other tenants in the multi-unit pay the mortgage and expenses, leaving very little or none leftover for you to pay. Then you could use that increase in available cash to save up more quickly.

I would talk to your attorney to be certain, but one option could be to do a quit claim deed to the title. I'm sure there are others, but I would fully understand all your options before doing any of them.

It's hard to know, could be local sales comps dragging it down, a change in facts that Zillow has about the property (like number of bedrooms, bathrooms, change in square footage, etc), change in valuation by the assessor, or something else. This is a great example of why Zestimate's are not worth much, it's all automated and Zillow can only know so much about a property. 

Don't place too much value on this "estimate", true value is largely determined by sold comps (in the single family space) and supply/demand.

Hmm, there are definitely people doing multifamily (apartments). There are lots of people here with different preferences (SFR, multifamily (2-4 unit), multifamily (5+ units), land, short-term rentals, mobile home parks, & commercial.

If I understand the situation correctly, you want to sublease an apartment that you are the primary lessee on. You do not own the apartment, correct?

Usually when you purchase a property through an agent, they get paid a commission by the seller of the property. I would reach out to him and tell him your goals and your concern regarding compensation and just have a conversation about it. Welcome to BP!
