Hey Justin, there's a lot of nuances here - lakefront access obviously will be a premium. But overall, there is definitely demand for entry-level housing in these areas, with easy access to 94/12/59 for commuting and plenty of employers nearby. Hope this helps!

Thanks for the response! I aim to fix up the units before renting them out, and plan to hold them for the long term. I've looked at quite a few properties in Kenosha the past several months but haven't found anything as of yet.
Do you own properties in Lake County?
Sounds like a plan. Yes, I have a 4 unit currently and BRRRR'd a 6 unit recently. I also have a 5 unit listed in Spring Grove currently.

If you get them at the right price, it absolutely is possible. My clients have bought/sold properties in those areas with no trouble getting them rented.

Christopher,
Most of what I'm seeing in this market are trading at prices where cashflow is little to non-existent. The only play seems to be value-add opportunities where you can increase the rents by rehabbing the units, everything else is in the multifamily space is trading at prices focused on long-term appreciation, in my opinion.
Single-family home rentals here tend to still cashflow.

@Shawn Good, my understanding is Fox Lake allows STR but you have to get a special use permit and it's a 2 night minimum. It might be worth it if the property is already an Airbnb, visitors and locals here love boating on the Chain!
