Hey @Lee Grimes, welcome to BP! One possibility, depending on the markets and numbers, you could buy a small multifamily and house hack, then once you leave you rent it out and make cashflow while you're gone. Or could consider trying Airbnb!

Welcome to BP, @Josh Best! Way to go on paying down so much debt, I would encourage you to pay off the debt first, then you'll have that much more extra each month to use for investing, plus your debt-to-income ratio will be better for lending purposes. Lots of great opportunities in the NW suburbs of Chicago as well!

Welcome to BP, @Corey Key. Interesting situation, you could sell it to the church and make a quick profit which then you could use to fund further rentals in perhaps a more desirable rental area. Have they given you an offer? 

How old is the house, how is the well/septic?
