I've just recently relocated to Miami Beach and am currently building my power team here. I am seeking a broker or agent, that works with investors, in the (greater) Miami area. I have properties that we're evaluating and interested in but surprisingly the listing agents are not being very responsive. So I would love to establish my "go to" realtors to work with on acquisitions.

We are am primarily buy & hold investors seeking small multifamily assets. Also considering other asset classes and commercial as well.

I look forward to hearing from the rockstar realtors of Miami!!

Welcome to BP @Brandon C. - you've made a good first step by becoming a part of this community. You can get a ton of info, education and advice here. You have good questions and I would recommend the first thing you do is to work on your REI education before jumping into a transaction.

As far data sources, you can get a lot of good info from the county property appraiser websites, in the markets you are interested in. The Palm Beach County property appraiser website is pretty decent, so you can start there. There are also tons of other resources like rentometer.com which will help you see what the media rents are for a given address/area.

Just be smart and get as educated as you can before you jump in. People on here love to help others and I would also recommend upgrading to a pro account on here. The evaluation calculators available to pro members is well worth the money!

@Amia Barrett are the 3 quads on the same piece of land and owned by the same entity? If so, the parcels can be combined to make it a 12 unit offering and therefore could be evaluated as such.

I agree with @Mehdi Khachani about the city's new ordinances and fines. There are however, some properties that are somehow grandfathered in or are outside the boundaries of those "fine zones", in Miami Beach. If you want to take the chance on Miami Beach, I would recommend speaking with a realtor that knows Miami Beach really well as they will know which ones are able to run as Air BnB rentals. I don't think city of Miami is as restrictive on this as Miami Beach specifically.
