@James Perez, you have a plethora of options for HML's right now. As you said, they are popping up all over, and be careful not to find yourself among a scammer. Your going to find varying rates on HML to be between 9-15%, between 3-5 pts. Because this is your first deal, you will likely not receive the highest LTV's and best rates and terms available, and while your FICO will not limit your potentials to get a HML, it will certainly allow you to get into some better programs if you have a higher FICO and liquidity.
I always tell borrowers, you are a risk assessment to the lender, and everything is considered. Yes, in commercial and HM spaces, it is more based on the asset. However, you are still part of the equation... They aren't throwing money at 10-unit apartment building, they're throwing it at the borrower who's going to fix it. If you have a history of gambling problems and not paying your bills, the "asset based lender" still isn't going to give you their money. Just food for thought, and hope it helps!

I would echo @Stephanie P. 's advice about being careful when blanketing properties. Don't get me wrong, many investors do it, and in many circumstances it works out for them, but you ought to be aware of that negative.
Also, unless you find another PML, you will be extremely hard pressed to find a cash-out refi with a 5.5% interest. It will be more like 8-10% when you pull cash-out, that's typically market at the moment. Also, 80% LTV is possible, but most often you will find a MAX LTV on cash-outs to be 75%, and even then, most lenders will find any reason to limit you to a 70% LTV.

You have options here. There are lenders out there with 30-day seasoning as well, just have to find them. Feel free to PM me for more info. Because you are not in a current loan, this will make things much easier for you as well. Lenders love to hear free and clear! This shouldn't be an issue. Obviously your FICO and experience will assist in dictating your rates and terms, but you are likely to see around 65-75% MAX LTV on a cash-out for a 1-4 unit, Foreign nationals can expect to see a 5% reduction in LTV.
