Jay is making an excellent point.  Just the other day I saw a BP member promoting the Pittsburgh market.  I checked out his properties and stumbled upon one less than a block from the house I grew up in.  The listing referenced the quiet dead end street and nearby park.  Definitely not safe to walk that street or park after dark. 

 I appreciate that advice!! I am finding that is my biggest hurdle is knowing the area.  Difficult to know an area without either living there or being there.  I am concerned that even here some advice may be from agents trying to move their properties :(.

Hi, I am looking for a list of properties that require a cash buyer in return for instant equity. Is there a list of wholesalers? I see ones advertised here and there but where can I find the most comprehensive list?  I am looking on the east coast.   Also would be interested in what you feel is the best number for equity and if always refinancing makes the most sense. Thanks for the input!

 Hi Michael, 

These properties I inherited which gave me some advantage since I know people and the area. I am finding this the biggest hurdle in researching other areas and the landlord tenant laws. I used to live in the NYC metro area and I feel your pain, we moved away from the area 16 years ago. My first investment was a foreclosed condo up in Carmel NY which we rehabbed and lived in and sold for twice its value-however with FHA laws was a challenge. How far are you looking to go? I do not want to be too far away- that has been a challenge. I am a six hour drive away from my properties in NY, and have found "out of mind out of sight" has held true for tenants and property management companies. This gave me less leverage with the evictions. To counter act that I chose a property management company and it was terrible, very uncommunicative, poor tenant selection,overcharges and poor care taking. Fortunately I have friends who would check and report back to me. In addition I had a buyer for one property and was forced to use the property management company since it was in our agreement-another mistake. Even with knowing the area and knowing good help and an attorney who has been with my family for years it has been a challenge. I now am looking to rebuild that team in another area. Hence the beauty of this forum!!

West Philly is the new hip place to be, and there are plenty of cheap housing around. Lots of students or "young and in debt" graduates moving there, creating a strong rental market. 

Also South Philly has some great places, more specifically Point Breeze and Newbold. I am eyeballing a property in Newbold that fits the 70% ARV rule.

Philly, contrary to the rest of the big metro areas still is in a buyers market. I used to live in a similar place in San Diego, CA, which today has 2 months inventory. The zipcode I follow closely has about 3 months of inventory, which is one of the few parts of Philly with a better market. 

 I never even considered south Philly, this is great info thank you!
