How did your real estate test go? Were you well prepared or do you feel like you should've done something extra to study for it?

Did you save up the down payment and get traditional financing through the bank? Did you find private money? Were there any other creative ways that you used to get your first deal done and closed?

How vital is it for me to get my real estate license? I've had some people say it wasn't necessary for the investing side because it is much less time consuming to just hire an agent. And I've also had people say it is a great idea to gain experience and be able to do your own deals.

@Kim Meredith Hampton Would I be able to do the property management under someone else who actually has their license instead of having to get the license myself?

I am looking to buy my first property this year. 2-4 unit multifamily. Who and where should I go to start up this process. Looking for insight on if I should start developing relationships with banks/lenders in my area and any other advice on what I should do to get this process going.

Study things that really matter to you rather than what the school system makes you study. I wish I would have took it upon myself earlier to learn how to be smart with my money and build a strong foundation for financial freedom in the future. All the years of being forced to read Shakespeare and solve y=mx+b have slipped in and out of my head. Being punished for failing rather than being taught to learn from your failures. I would rather have taught myself about how life really works and what I need to do in order to reach my goals. Thank goodness I'm only 20 though!
