Find partners who can supply the capital while you find the deal. You can meet people in your area through real estate meetups and events who are actively looking for strong RE investments. You also would be surprised how many people you know that have capital that they are looking to invest with someone who understands the market and can find a good rate of return.

Leverage. You can secure a higher priced asset with less capital than in the stock market. The rate of returns might be comparable but your money can get you further in real estate.

My biggest concern is anyone who is banking on interest rates dropping back to the 3-5% range next year. There is no evidence to support this drop outside of "It feels right", and many investors are securing assets with this being their only way to cash flow in the near future.

If you like the service they provide, then clarify the billing structure and how it should look moving forward. If you were indifferent or dissatisfied with their management, I would like for a new and cheaper option. Anything above 20% is hurting your bottom line more than helping.

What about buying a property and turning it into a mid term rental? Higher gross rent and then you need to learn the management piece which is inexpensive but some learning up front. Right now, long term rentals without a 40% down payment won't cash flow.

Hey Kathy, I am opening ours up for the next 6 months. I usually don't see demand further than 4 months out and I would be hesitant to accept 13 months out as well. A lot can change in a year, and I don't think you want to be locked in with a booking in case you want to adjust strategy, price, or even the property altogether.

Hey Nick, placing my MTR listing on Zillow is where I have had the most success. Many of your desired tenants have never heard of furnished finder so they go straight to Zillow to find a furnished rental.

Hey Maria, put it on Zillow. You can rent it as a furnished rental and I have even had cooperate insurance companies reach out to me through Zillow. This is where I have seen the most success!

In Phoenix we are seeing travel nurse demand slow down, but overall MTR demand grow. It depends on your property type, larger single family homes are difficult for travel nurses to afford even with generous stipends but there are plenty of other tenants looking for furnished rentals through Zillow and Airbnb.
