I don’t currently have the cash so I have stayed away from auction sites. Is anyone else bidding on auctions and wholesaling those bids that you win?

I am very late to this thread, but I loved the book. I have the E Myth, but I went ahead and also purchased the one targeted for real estate investing and I am listening to it a second time. I am new to developing and growing my own business, but I have worked in the corporate world and it is exactly the same. Businesses who develop standard operating procedures and are committed to improving them, and empowering people will be successful.

Well yes that would be the option I am considering if the seller is interested vs listing again with another agent.
@Adrien C. thank you for your response. I would be interested in other ideas you might have. I suppose if the property happens to be high equity, there may be some.

One of the target markets I am looking at for direct mail are those whose homes have been listed and not sold. I have identified zip codes in my area in which I would like to invest and I am narrowing down the housing currently listed in that area by how long it has been listed.
I am thinking of starting direct mail to those whose homes have been listed either more than 6 months or more than 12 months (the areas I am targeting have median less than 30 days on the market). Is this acceptable since most of these properties currently will be listed by a realtor? My intent is not to circumvent the realtor or that relationship, but to provide the seller with an alternative option for a home that has not sold once that contract expires.
