@Shaun Palmer appreciate all the resPonses, didn’t expect this much feedback but thanks to everyone... So it is a 50 gallon electric water tank but is being used as an indirect holding tank off the boiler with a circulator... I’m pretty clueless on this side but that’s my understanding so let me know if it doesn’t make sense or you need other info. Appreciate all the help...

@Russell Brazil @Ozzy Sirimsi Appreciate the feedback, both great points and I think my initial post came off the wrong way. Ive narrowed down to a few sections of town and found a few properties that may work. Of course I don’t want to just lowball offers for no good reason and to Russell’s point it works to focus on one property. My thought process is that I don’t want to waste an agents time (and have let them know that up front) and may need/want to look at multiple properties.

Title says it all... this is in my personal residence but I’ve found BP to be a more credible source for answers than searching the web. After 2 or 3 showers the water gets cool/lukewarm, not freezing and will stay that way, can usually get away with a shower in the morning and one at night without problems but if it’s the kids in the tub and a shower that pretty much uses it up. Typical usage, nothing too long, any help? Also the water never gets really hot even though the unit is turned up. Thanks in advance.

I am looking to purchase my first rental unit in the Baltimore area and am looking for an agent who is ok with making multiple offers. I am out of state but looking specifically for condos and townhouses around Hopkins/Loyola/Towson. Any recommendations would be appreciated.

@Chuck Klinger not sure if you’re being sarcastic or not but if not... or to anyone new to BP because house hacking is discussed 5,000 times a day here, it’s buying a multi family and living in one unit while renting out the rest to cover most or all of your payment... getting paid to live somewhere essentially

@Jessica G. @Caleb Heimsoth @Brieer Doggett I agree with paying down higher interest debt, I love hearing everyone here who says buy an investment property because you’re returns are 10, 20+%, yet no one chimes in about a losing investment. Every podcast and every successful re investor always has at least one property they lose on, yea, over time it’s a great strategy but rushing in unprepared to anything is never a good way to start...

@Dave DeMarco thanks Dave, when do the readjustments occur to be able to ask about them? At the sale?
