@Tom Ott @Jill F. @Frank Wolter @Caleb Heimsoth thanks for the responses, right now I’m looking at out of state buy and hold rental properties. Looking at this area, prices seem right, rents seem to be all over the place. But I’m in an area where $500k+ with 15k+ in taxes can be the low end so I’m trying to not be jaded by a lower prIce poInt. Very much appreciate the feedback from everyone...

Anyone have any info i.e. rents, schools, crime, etc. ? Looking out of state and came across these areas as potential.
@Jeffrey Holst Way to go with keeping up with your plans, you’re doing great. How did you come about partnering with your first partner? Were you both in those markets or did you go to Detroit and Chattanooga specifically? Really motivating posts for sticking with goals... thanks for this
I also asked about the search function but never received a response.... maybe @Mindy Jensen can chime in on when we can expect one. As someone who is constantly using BP as the respirce that it is, it used to be nice to be able to search for anything that comes up and see that others have already had the same questions answered And I’m on my phone 90% of the time so the app is a must, hope a solution comes soon
Maybe I’m looking right past it but is there no “search” box to search keywords in the forums? Or is it just not in trending anymore?

Kyle Winston are you able to/would you want to partner with anyone who may be able to give you a larger portion of a down payment to lower the payments and find a way to split the equity given that you will be paying a portion of the rent?

Sherwin Vargas You graduated with a degree in accounting and went and got a $10/ hour job with your father? Did I read that right? Why not go into Providence or Boston (assuming you live in Pawtucket) and get a job with one of the major accounting firms which would probably start around $70k vs building up to it plus get you benefits and a more regular schedule?

I recently found a house in an area I’ve been looking... it’s a beach community where you have million dollar homes and $350k homes (some have waterfront views, others are bungalows). A small house just came on the market that sold 2 MONTHS ago for 120k less, they now put it back on the market after what looks like a coat of paint, no major repairs and are asking double the price per square foot (or more) over anything comparable. Clearly people are trying to take advantage of a hot market but what’s the best approach to take to let people know that the house is not worth anywhere near what they’re asking and basically should still be priced right where it last sold in April? Should I just put in the low offer and let it sit until they decide they’re not going to get more and just hope there’s not some other crazy buyers willing to go too high?

Brayton LaRochelle I agree with Ryan Howell but would also add that I tend to over-estimate certain costs. I’m not sure what co sit in the property is in but $40k for repairs in a multifamily may or may not be enough, I try to bump my numbers up on the higher side in the event anything is over budget and try to build in some wiggle room but hopefully see that it still works. Keep analyzing, love the house hack idea but definitely include that in your potential rent in case you decide to move out, have both scenarios and see what works for both now and in the future.
