if you want to find success, I'll tell you where to look...the bathroom mirror. The one and only person u need to be successful will be staring right back at you. Look at that person and make a commitment to them that you will do whatever it takes to be successful and I promise you will be successful in anything you do. Good luck.

Thanks guys for the responses. I must have misunderstood what the person was saying. I followed up with them. it was relating to Canada not the US.

Hi all, i heard from someone that in an effort to stop a home shortage and to stop the prices of homes from surging, the US government has imposed a 15% sales tax on buyers purchasing a home. Has anyone else heard of this?

That's what renters insurance is for....my tenant is required to have renters insurance. If he chose to cancel the policy to save a few bucks then he can pay for his own hotel with his insurance savings. 

You did right by her, but based on your wording, she doesn't seem grateful at all. Shocker.

creditkarma says I'm a 750. My monthly discover card FICO credit report says I'm an 810. Just to give comparison between creditkarma and a banks credit report pull. 

To the OP, that email is just evidence that your screening methods work. For her to give you an attitude like that over your ad is just proof you don't want her. Keep your standards high or it will cost you more in the long run.

I like to pick mine up every month. It gives me an opportunity to check out the property. Since your out of state, I would open a deposit only account at a in both areas (probably a chain bank that's everywhere ie chase, BofA, wells Fargo etc) and have your tenants deposit the money or do a funds transfer.

when the numbers make sense. If your getting good returns that fit your model or expectations and are better then the returns you can get elsewhere ie stock market, bond market etc then I can see why you wouldn't buy the rental property. The numbers don't lie (as long as you put in realistic assumptions). I'm always looking for the next rental property. It don't matter to me if it's a buyers market or sellers market. If I hit the 12% CoC/15% IRR range then I'm going for it.

you can't charge more. Only negative I can think of for not leasing to pet owners. I rent to pet owners. My current tenant has 2 cats. It all comes down to the pet owner. If he/she is responsible then u won't have any issues.
