@Seth Thompson They are little signs (approx 1.5 feet x 1.5 feet) usually on 2 wire stakes. You have definitely seen them before, maybe on the on/off ramp of a highway or the entrance of a community. They usually say something about buying houses or "we buy cars cash" and a phone number.

Paul is correct. BP is like a one stop shop for anything RE. If you cant find it, you can simply ask, someone on here has either been through it, going through it or will go through it and will benefit from your post/question.

I tend to avoid them for my rental. I fail to see any benefit by renting to section 8. The way I see it is increased risk but no increased reward. I also rent in NYC which heavily favors tenants so my risk is two fold.

I don't know your area so take it for what its worth, but I would think the back porch will help attract buyers as well as tenants. you may be able to command a higher rent since tenants can use it as a gathering for parties (i.e. Superbowl, birthday etc.).

I looked into them once before. Seemed rather expensive to me and I don't really agree with their return sheet that breaks out the financials of each asset. However I have heard from people who have used them that they were not disappointed.

I would not do this deal. Doesn't seem worth it.

@Karen Chenaille Car loans are bad debt. I would get rid of it and not make that mistake again. I would contribute to your 401k at least up to the match if not more. Then i would save the rest for RE. 

You should be aware that taking "loans" from your 401K will result in double taxation (i.e. you borrow before tax dollars that are then paid back with after tax dollars, and then re-taxed upon qualified withdrawal). If your goal is to minimize your tax liability then you shouldnt be taking 401K loans. Might be worth it to buy the property through a self directed IRA.

to answer your question, you should compare the interest rate on the car loan with the expected annual return on your 401K.
