you can try to sell it on here where most of the people looking at it are investors. however, if you are saying the numbers don't work well on it, then I doubt you will have any investor interest. Since you wont have any investor interest, I would think your best bet would be to have the tenants vacate the property then list it.

@Nick James I would not accept the reduction. Unless you own that home outright, I can't see how you can be cash flowing well with a $700 reduction to your projected rent rates. Even if you are still cash flowing well, I don't see how you can be okay with losing $700 per month in rent. Not sure how this is even a question in your mind to be honest.

If your okay with losing $700 a month in rent, I recommend you find a new tenant paying market rent and then you send me a check for $700 a month ;)

@Dee Bearden I would say this is the standard NC lease and I am not deviating from it. If you feel uncomfortable with the agreement, I encourage you to continue looking for a more suitable home.

@Johann Jells You should also be aware that you posted this question under your name in a public forum. Should your tenants or their investigators ever come across this webpage (which I'm sure won't be difficult since your name is on it) they can use this against you in court should they choose to challenge your decision. Keep in mind that there are many tenants on this forum who come to learn and ask questions about issues with their landlord.

maybe you can shop lenders? or don't use a mainstream bank? I know there a lot of ppl here and other companies that offer financing for investors. They are more pricey but allow you to go above 10 properties because they base everything on the deal. I never used one so I cant really give you a company to try but I know plenty of ppl on her have and can steer you in the right direction.

I could be wrong but I thought Fannie Mae Homepath properties are for owner occupied and not investors?
