you never got your question answered, you need to find a fb group and ask there, specifically group that does marketing for off market real estate deals..

My best money, passion and joy came from a partnership that naively feel into place, and became an 11 year stretch of growth, and manifested an office, systems, sweat equity, exponential energy, synergy, and a degree of wealth that I did not know was possible.....I was sales marketing obsessed, early twenties, and a business with systems got off the ground from shared effort. We fought alot, but I was in a zone, and could not have done it alone. If I knew too much, I might not have moved into it with my heart and it might not have happened.

How can I be naive again and fall into a partnership that can launch and grow beyond me?

seeds of growth are often planted with blind faith and being a little naive, that grow out of nowhere.

I assume it is like falling in love, when you're mind and heart are open, but not looking too hard, it comes to be, and the universe delivers.

(real estate can be an isolating depressing business, ...to share wins with another is more interesting and fun than alone.  Anyone i know having fun, seems to be humming along with an equal other who share in the challenge and risks..)

If you have never been in a real business partnership, with equal pursuit in building a business, you are missing something.

You spelled "distance" wrong fyi.

Id be concerned of managing it yourself, give it to a pro local there.

Buy a light rehab at most, Let the Pro help you rehab it, find it, manage it.

Be concerned of buying and not cash flowing.

learn brrrr method, watch run your numbers.

Whats the strategy here, hold for a year and day to own it, and then decide what to do with it afterwards if doesnt get redeemed?...in the mean time, your getting cash flow passive income? 

seems rewards outweigh risks...can you buy way wrong?  what are steps to prevent buying right versus buying wrong..

cool man, find an off market seller lead, i'll work it with you, ie, contracts, negotiation, close, we can split wholesale fee......

Learning to hunt for an off market deal, and talk to a seller is great foundation for real estate.

nice yes...data access and co-hosts support is great...but it's the buying a product in the zipcode boundary, neighborhood specific maze, the ever-changing laws, getting the facts of nightly, weekly, monthly, room versus whole place, including if you lease arbitrage, own it, own as a primary, own as a second home, an investment, what you can and cant do is gonna take an attorney for Savannah if your going to buy or lease to do short-term rental, ...the plan of buying a non-traditional investment in any area with some history or hospitality draw, will take serious due diligence..even the municipalities, govt. workers give contradictory answers, because they dont know what can, cant be done, they just give surprises, and over enforce which can kill your investment.   We're a little early, shopping malls and hotels will be museums or co-working spaces in a decade...but for now, the municipalities are over protecting the hotel industry because they think that's the draw and money maker for the city.

I really just got started here with a google search but you can also just go on the Airbnb site and look for a co-host. You can find pre qualified people through Airbnb itself who will PM or co host for you. They will know all the rules and figure them out. They do take like 20% but they do everything... from setup to scheduling cleanings etc and since Airbnb seems to bring in 100% plus increases in income paying 20% to a PM isn’t bad!

Definitely smart to take high retail money or w-2 money from your extra over priced market and pick up a 1%'er, light rehab in any of the markets mentioned..I did that with DC money to Raleigh and N Florida.

The turn key, though attractive would not fit me, JWB here is excellent tear down, rebuild, property manager, 3 year lease guarantees, you get a new product, but I think its a way too high above the arv.  

Get something 20% under arv, w/ light rehab, give it to a property manager ...just vet the property manager, let them help with a rehab.
