@Troy Smith Welcome to BiggerPockets, Troy!

Good move in joining your local REIA, that's a great step in the real estate investing journey.

As you mentioned an interest in cash flowing rental properties, I'd recommend reading What Every Real Estate Investor Needs to Know About Cash Flow by Frank Gallinelli.

Also, to address your interest in wholesaling as a short-term income strategy, check out BP podcast #58: Flipping and Wholesaling Home While Working Full Time

@Eric Mikesell Welcome to BiggerPockets, Eric!

Great you hear that you're interested in finding a mentor. Posting on BiggerPockets is how I got linked up with a fantastic mentor - make sure to set up some keyword alerts under "Profile & Setting" > "Forums" > "Keyword Alerts" to get notified about other investors posting in your area.

Seeing that you're interested in finding a mentor and have your retirement in mind, be sure to check out BP podcast #17: Finding Mentors, Facing Retirement, and Note Investing

Best of Luck!

@Adrian Easterling Welcome to BiggerPockets, Adrian!

With that kind of ambition, you have to listen to BP podcast 108: Building a $350 Million Real Estate Empire Using the 10X Rule. Featured in this podcast, near-billionaire investor Grant Cardone tells you how to set BIG goals and make them come to life. It's a great listen.

@Travis D.  Welcome to BiggerPockets! For someone who is heavily into deal analysis, I would definitely recommend What Every Real Estate Investor Needs To Know About Cash Flow by Frank Gallinelli. Although it can be a bit idealistic in some of the examples, it is a great tool in solidifying skills in investment analysis.

If you wind up in Tucson feel free to reach out, I'd be happy to help get you settled into the market!
