When i ask for proof of funds from a potential buyer, what exactly should i be looking out for? What type of proof would they show? Sorry for the newbie question!

Hello everyone. So I’m brand new to wholesaling. I Haven’t closed a deal or took action yet. i feel like have done quite a bit of research and believe i am ready to drive for dollars tomorrow. Extremely excited, and also extremely nervous. It seems like no matter how much i research i always find holes I’m unsure about. One question i have is as far as a property being absentee owner, code violation, probate, or tax delinquent, is it all going to be under the same contract? And If not does the title company give me different contracts for different circumstances?
