My partner and I mostly focus on wholesaling, but last August we took over a 5 unit apartment in Ludlow, KY using a 5 year master lease option with the intention of fixing and selling as a turn key. My partner and I are moving separate ways soon, and neither of us have the time to manage and finish the building, so we'd like to try and find someone who would like to buy our position in the master lease, or just out right purchase the building. We're open to any other creative ideas you may have as well.


The building itself is 5 units, which includes (1) Studio, (2) 1BRs and (2) 3BRs. The location is right on Elm street in the heart of Ludlow, KY. If you're familiar with the area, you know that right across the street is the grocery store, gas station, several restaurants, a bank, pharmacy, bars, and it's also on the bus line. Also, with it being just a few mins from downtown Cincy, it's hard to beat the location. All utilities are separated, so tenants pay their own gas, electric, and water. 

3 out of the 5 units are rented. Of the two that are not rented, one is partially renovated (New Kitchen, and Paint), and the other needs a full rehab (Kitchen, Bath, Floor). The other 3 units are in pretty good shape. The outside will eventually need some improvements, including paint, and some work on the rear deck. Being conservative, I'm estimating about 10K to finish both apartments.

Our lease option is for 115K which is good for the next 4 years. We're asking 35K obo to buy your self into our position, and then at the end of 4 years, you would have the option to purchase at 115K. Again though, we'll also consider any other creative ideas you may have.

Large single family home in Evanston on a street where a ton of redevelopment is happening. Similar homes on the same street are being bought, remodeled and sold for $150K+ as part of the Evanston Reach program. If you haven't been in the loop, check out http://reachneighborhoods.com The biggest issue with the house is plaster damage from leaking flashing around the chimney. All mechanics work great, and the furnace is new within 6 months. Lots of original character, and beautiful original hardwood. Tall ceilings throughout, even on the 3rd floor! House sits on a big lot that has lots of off street parking and even room for a garage! Asking 40K or best offer.

Nice little 3 Bedroom 1BA Single Family in Covington. Rehab was already started, most of the hard work is already done, just waiting for you to finish it! New plumbing and electric. Newer hot water heater. Electric baseboard heat. One BR and the bathroom are already finished. Needs a kitchen, floors, a little drywall work, and paint. Estimating around 15K to get it rent ready.

Welcome to BP! If you haven't already, check out the wholesaling guide here on BP, it's full of great info. I'm also in Cincinnati and along with other strategies, I'm an active Wholesaler. You may of heard this elsewhere already, but wholesaling is definitely the hardest strategy for a beginner to get started in because of the breadth of knowledge required. I'm actively investing in Cincinnati and NKY. I'm doing 2 or 3 wholesales a month, I'm renovating a SFR for a rental in near Eden Park, and I just took over a 5 unit in Ludlow, KY on a MLO.

Anyone? I haven't be able to find very much online regarding this matter.
