@Dajuan Wortham I would be very intentional about my personal finances. Be very careful with consumer debt. I bought my first house at 19 and actually rented a room to a family member long before I knew what house hacking was. When I wanted to purchase my next property I couldn't keep my first and rent it out due to debt to income ratios. If I was your age again I would do my best to structure my personal finances so that I could hold most every property I ever purchased. It's awesome your already thinking about REI!!

@Johnson Yu I would say you need to be very very careful selecting your team no matter where you invest...Montgomery, Huntsville, Tuscaloosa and in your own back yard. But that especially rings true for you being a long distance investor. I would recommend checking out David Greene’s book - Long Distance Real Estate Investing for tips on how to develop teams in whatever market you ultimately choose to focus on.

@Will Fraser and @Patrick Jackson Thanks so much for your replies!! I am going to look into both of your suggestions this week. I really do appreciate your input. So far, our company has successfully completed 1 BRRRR, 1 wholesale, 4 flips and we are just starting our 5th flip and put our 6th under contract yesterday. Our last two flip projects came by word of mouth advertising. We've also recently brought on our first full time employee who is driving for dollars in between working on houses so the leads are starting to come from multiple directions and I need a good system to make the most of what is coming in. Thanks again for your help! If you have any other advice you might like to add regarding lead generation I am all ears.

Good morning!
