I have flipped 11 houses in suffolk county the last 3 years . I am exploring flipping /rehabing in New haven ,Middlesex county /Hartford area of Conneticut . My current contractor can travel to
Conneticut but I need to find another contractor and a local realtor who specializes in dealing with investors like myself . Hoping to find both in the next several weeks

I am almost done with my first flip .It has gone well a few hiccups but nothing catastrophic to my long term profit . I paid cash for my first house but cant do this on the next one .I was hoping someone would have some feedback on a hard money lender for the suffolk lomg island New York area .. Thanks

so you are saying try to have a plumber come out and do the pressure test get the certificate and then call national grid and role the dice without getting a permit ? national grid told me once I have the certifcate they will come out and turn the gas on . I think i have a plumber who is willing to do without getting a permit .

I purchased a property on long island (town of islip ) when I called national grid to turn the gas on they told ne that since it was inactive
for over a year I would have to get a pressure test . additionally It looks like I have to get a permit as well. That opens up a gigantic can of worms . The house has a partially finished basement with 3 seperate rooms and a garage and bathroom that was converted without a permit ( very very common here on long island I did the same in my house ) .Of course if an inspector comes out most likely I either have to get up to code or eliminate the garage converstion and take the walls down in the basement .If I dont I would probably have to wait up to 8 weeks to get drawings and approvals thus delaying the entire project . Has anyone run into this with foreclosures . I had no idea national grid recquires this if the gas is shut off for over a year . Any feedback at all would help immensley .

I am starting to flip houses in suffolk county long island . After a ton of searching I found a contractor I really like
It was a reccomendation form the most qualified realtor I have networked with so far . This contractor is by far the most knowledgeable
when it comes to knowing what to fix how to reduce cost for me and knowing what is best to buy and install for a flip. Futhermore
he is the only contractor who offered to save me money by having me take his list and purchase the material .Addtionally he suggested if I pay in cash he would save me more money ( i checked with my accountant and he verified as long as evrything is accounted for he was good with an arrangement like that ) Finally the most important thing is he worked with other investors several other times re-habing
their flips and wants to work with me on his fee because i told him I am planning on doing multiple flips after this first one and want to find one contractor I can rely on for the long haul .
He has liability insurance but says he doesnt carry workers comp except for when he fixes the roof which he subs out . finding the right contractor has by far taken me the longest period of time and I feel very strongly based on his refferals and the fact that this contractor flipped multiple homes that he is the right guy . My flips only entail worst case scenario redoing bathrooms and kitchens and other cosmetic stuff new floors, paint job new light fixtures and other simple things . Based on this would It be safe to use him or should i go back to the drawing board and find someone else .I am leaning to using his services on the first one I flip because there are such Vanilla repairs involved . What do others think ? Also if you have a contractor you could reccomend who has worked on rehabing properties for investors .. Thanks
