Does anyone have recommendation some good wholesaling books or programs.  I have some rentals and understand that aspect of real estate but would like to have a better understanding of wholesaling before I jump in.

I would recommend you read Profit First.  This will help you with the money aspect.

@Alex Clark - I invest exclusively out of state and did that from my very first deal.  No, you do not need to be there in person.  They will either send you a an eSign or they will send a notary to your house and you sign in front of them.  

Alot of the other advice has merit but there are way to take care of all those things remotely if you put the systems in place.
