From what I’m seeing is that people that want to “invest” they leverage their money. The people that have their homes F&C they’re retired off of the income. That seems to be the difference between the two. -M.M

Jerry Thompson from my experience coming from a family of builders. You will have to check with local building codes to make sure that the building is legal as you explained, if the building is up to code and has all the proper permits for an ADU then it is acceptable for you to live in the unit or to rent it out. As far as legal issues for then you should contact a RE Lawyer for a consult. -Matt Moore

Jerry Thompson the obvious answer is you have to run the number on both individual properties and see which makes more sense in the financial aspect of profiting.

Joshua A. The most difficult step has already been taken. You realize you have a problem, I'm in the same situation with about the same misc. debt. The next step is going to be very difficult and will require sticking to the required life changes. Stick to YOUR goal and pay off those debts one at a time and eventually you'll be out of you situation! Remember stick to your goal it will be worth it! -Matt Moore

This sounds like the perfect BRRR strategy refinance take some out and then rent it out. Then with the cash left from refinance you go find another deal
