The house was up to code . Just not todays code . But making you pay half I dont believe is right .

One more .  Where do i find an investor friendly contractor ? To look at a property I do not own , and give me a free detailed estimate on rehab costs ?

I would go with the metal especially if its under trees . You will never replace the roof again

I had a wholesaler approach me about one of my properties . Seemed like a decent young guy , so I listened to his pitch . he emailed me a full price offer with so many weasel clauses and fees on the contract I couldnt stop laughing .  I also checked him out thru the court system , and he had 9 filings against him for not paying rent in the last 11 months .  

I called him back and told him I wouldnt touch that contract with a 10 ft pole , and I cant do business with someone who wouldnt qualify to rent any of my properties .

Dont let them keep the horse in the house , it will ruin the floors . And in my experience with tenants , horse urine is worse than cat urine

I could , but I wont . All I will say is that in my 63 years of being on this earth and seeing how bad divorces are , families fighting over properties , and partners in business at each others throats . The situation you describe is ripe for failure , and an expensive one

Then dont restreach the carpet .  And if she is playing the fair housing laws for that , when it comes time to renew the lease ................... dont .  She played her hand early for  $150 .  Dont wait till there is a real issue

Ok , you are the homeowner doing an improvement to your house .  I will be straight to the point , you have NO EXPERIENCE dealing with the trades , the order in which work has to be done .  Number 1 is a GC , a professional , he has the contacts and provides you with a finished product . Expensive ?  What isnt ? been to the grocery store lately ?

Number 2 , with mixed references , well that says it all .

Number 3 an experienced sub ? In what , is he a roofer ? A framer ? a drywall guy ?  A painter ? 

If  You cant afford to do it right , how can you afford to do it over  ?
