Nice place , great view . But maybe I am not rich enough to be able to spend that type of money for a fancy place to sleep . When I go on vacation with family and friends we spend our time doing things , spending money on fun , seeing the sights , going out to eat , drinking too much . 

The clients you are targeting is a very small part of the population , they can afford to stay anywhere they want .  I see a beautiful big house with a great view of the ocean , with a pool and hot tub  for a whole lot of money . But not much more than that .

There are 2 sides to every story .  I would like to know why the GC is canceling .  This is very odd especially if there was no deposit and work was performed .

The contractor is the one who pays the price with unpermitted work . When the customer gets caught , they claim ignorance and point their finger at the contractor . They show a canceled check made out to the contractor and all hell gets thrown on him .  Then EVERY job the contractor does from that point on the inspectors show up late for inspections or get so picky and fail them for the smallest thing .     

This is why we pull permits on every job .   Its the contractor that pays the price long term .

Permits and fees are revenue for local governments . Scotus just handed down a 9 to 0 ruling.

In my county you need a permit to change a wax ring on a toilet . change an electrical switch or outlet .   

I have had to advise customers that the small addition to their house , when pulling a permit will trigger the inspector to make them add fire sprinklers to the whole house , hard wired smoke alarms , upgraded electrical panel , plant 15 trees .  All done the upgrades to other things were more expensive than the addition .

They own 2 restaurants , but want to rent a house ? I have customers that own restaurants , and they own some pretty sweet houses . 

Employees Occasionally staying there , so I would guess they only stay there when they arent working . 

I dont know of any employer that has employees over to spend the night 

What could possibly go wrong ?

I dont need to see the report , I see the grocery bill , the gas prices , the rent prices ,insurance costs .  Materials are up .    What ever the Gov is doing it isnt working 

Its your money , put yourself in the Big chair and dictate to them .

A cleanout probably wasnt code when the house was built , so that is fine the way it is . its not broken . As far as the copper pipes needing replaced in a few years , well so may the water heater , the furnace , the dishwasher , and washing machine . So if the pipes are not leaking , they are fine .  

If I were the seller , I would simply tell you , No . You can but the house or walk .

 Havent seen a $50K house or even a $100K house in my county in 20 years .  A 2/1 in a decent area that needs work starts at $275K
