 Its ALL about your network. I got 4 props under contract last week. All will have about 20% net caps based on cash purchase. I am going to contract today on a 2 br, for all in 50k,(value about 95k) rented for 1k, not to shabby.

 Havent seen a $50K house or even a $100K house in my county in 20 years .  A 2/1 in a decent area that needs work starts at $275K

You cant find a deal ?  Why , because EVERYBODY is out there looking for the deals . You have regular home buyers who will pay more , you have investors that have different visions on what a deal is . You have sellers who know what their property is worth and have no reason to discount since they get offers over asking . There is a ton of owners sitting pretty on rates 3.5% and less that wont be selling for a long time . 

That leaves very little inventory , which keeps prices high .

 Hardwood always adds character to a home .  You can sand it , you can stain it , finishes in all colors . You can go gloss , you can go matte . Rustic or modern . And it takes a beating . 

Onr of my rentals origanally had a floor register for the heat with hardwood floors , I made an inlay pattern out of red oak and white oak . the rest of the floor was white oak . it became the center piece of the room . 

On Rentals I go gloss poly , it seals all the cracks . If an animal makes a mess it stays on top . 

On a turnover I scuff it with a buffing sander and give it another coat of poly and it looks like new .

 What about jacking up that floor?


 It cant hurt to try jacking it up .  Depending on the house , age and where and why the floor isnt level , sometimes its best to leave it alone .

Hardwood floors are pretty durable .  You could always sand and stain them , a couple coats of gloss poly and you would be surprised .  Remember , once you put in furniture , and some rugs you dont see that much floor .   

I have a rental that the hardwood was in rough shape , stains , gouges , etc . We sanded them , then beat on them with a chain , hammer and took a propane torch to areas , put on a clear coat and they turned out great , with a distressed look . 

Used furniture doesnt bring much money .

I never said not to get a permit , I just said the chances of getting caught were slim . This is based on my area .

A CO is only done in my area when the house is built . Never to be done again .  I live in a county in Maryland .  If I added a 3rd bathroom no one would ever know any better because my house had a CO in 1967 , it doesnt ever need another .

Sounds like your towns are police states , why would you let someone in to search your house for extra bathrooms or bedrooms .

At our office in Lafayette, we have a commercial cleaning company that comes twice a week and cleans everything, from floors to windows. We pay them about $600 a month. In your case, I'd hire a residential cleaning company to take care of all that.
The company we use at our office is goinggreencleaningla.com, if someone from here will need such services in Lafayette.


 Cleaning companies dont touch that . Thats not cleaning thats a trash out . And I have done them , its rather gross .  There are companies that will do them , but it will cost you quite a bit .
