@Brady Becker I'm not sure exactly how it works, but I know Senna House Buyers will partner with individual wholesalers, might be worth reaching out to them.

@Sergio P Ramos I used to think it wasn't a great idea since new construction always seems a bit overpriced.  My view on that has chanced in this market.  Many builders are buying down interest rates like you said, also they are covering all closing costs.  Also, cap ex is greatly reduced which lowers the risk as one of your first properties (1,2,10 warranty helps).

I just spoke with a woman who has 14 properties, she bought them ALL as new construction.  She has a strategy of selling off her older homes before they need more money to be put back in.

@Cindy Cheng yes you definitely can find that in Houston, even more so if you're willing to do some value add rehab.

^Edward gave good suggestions above.  I'm biased towards Katy.  The school district is the huge draw for families.
