I'm sure its on here but I looked for 10 mins and couldn't find it. What is the going rate in terms of % of rent you should expect to pay a quality PM to manage a STR?

@Brooks Ryan I think its a great way to get started.  I think that has to be the most common way people in general get started in RE investing (BP community might be skewed towards house hacking to get started).

For transferring to an LLC, you should be fine...you would just want to keep the lender in the loop. The main concern people have with that is the due on sale clause.

@Courtney Mccrear Are you saying you need to do 20k of rehab on your current property before selling it for 360k?  Is that the reason you nee creative financing?

Otherwise, it seems you would be best just selling your home, asking for a short leaseback, then using the proceeds of the sale on the next house (probably can find a loan for as little as 3-5% down).  You would never be carrying both mortgages at the same time.  Hopefully I read your message right.
