What's going on BP! So I listened to the Lance Wakefield podcast yesterday and I mean it is truly inspiring. If you have listened to it you know what I am talking about and if you haven't I think you should check it out.
Now, I have literally done just about everything I have read and heard when it comes to starting out. Calling bandit signs, stopping at job sites, social meadia messaging, craigslist ads, offer wholesalers to drive to locations to take pictures, stop by current flips and say "if you ever need a hand doing some work let me know." etc... You name it! If I have read it or heard of it working for someone else I have tried it. I have even gone as far to find a deal, negotiate and bring another local wholesaler into the deal with me so I can learn the process and that person even bailed on me.
Basically what I am saying is if someone said they tried it and it worked, then I tried it as well. I drive for dollars (due to budgets), cold call FSBO, I attend CFRI and events like that. I am a hands on learning, there is only so much I can do with knowledge from books, podcasts and forums. That is why I stop by job sites and try to reach out to local individuals because I like tangible things.
Everytime I think about throwing the towel in I hear another story, like Lance's, that inspires me to continue the process because I truly do believe in it. I know all it could take is that 1 deal to net a good amount of cash or meeting the right person to take me under their wing, to then really hit the ground running.
I am Ex Military and a family man and those 2 things alone keep me striving to do better. I'm not really asking for anything but more or less reaching out to the BP family to get any additional advice or a different view point on things. I am in the Orlando, FL area as well if that helps.

I appreciate that. I like your advice on driving around to job sites and stopping, introducing myself, and informing them of the situation. Nothing beats face to face interaction. It really shows someone who you are and what you can do for them. Thank you for commenting and I'll keep you posted on the endeavor!

One day I can hope to be in this position. The journey of 1,000 steps starts with 1. If there is anything I can ever help with (manual labor, running parts, mls access, etc...) I would love to get some knowledge on these types of endeavors!

Hey everyone, My name is Matt Rollo and I have been involved in real estate coming up on a year now. I have learned a ton and continue to learn everyday. I understand sometimes learning comes with a price or some hard work. With that being said I am located in the Orlando area and would like to extend a helping hand to any and everyone doing any sort of rehab projects. If you are busy and need help running parts from home depot or lowes, need a helping hand doing some demo work, clean up, etc.... I would appreciate the opporunity to get hands on involvement and learnt he old fashion way.
Former Navy veteran and hard work is in my bones! I can provide my own lunch, transportation, etc... Just looking for that opportunity to get to a job site, learn a little something, throw some things around and grab a beer after!

@Account Closed Nice! Yeah I mean we typically put 3-5k in EMD, going to see if that can and will be more, especially in this market. Not sure if we can put the entire purchase price into escrow hahah not yet anyway! Another success stor of what I was hoping would be the case.

Cool, I appreciate that input. My "offers" may be a bit of a stretch but it certainly feels like 100 for every 1 deal closed hahaha
This is what I needed to hear though so thanks for that. As long as what I was thinking has worked for 1 person, that is more then enough to get started. I definitely see what you mean between the GC and Inspection to be able to itemize the price reductions more effectively. Thanks again man @Corby Goade

@Corby Goade Down here in the central Florida market and things are pretty tight. I mainly wholesale deals and the ones I have done are usually sold within 24 hours. Again, having to write up and negotiate with 100-150 deals before I get one, seems to be a lot. I think I am missing something that others are doing that I am not aware of.
From what I read it sounds like you actually do get a certified inspection done to help with price reductions and negotiations. I figure it as an business expense, like direct mail for example, that may help get a price that makes sense for a Flip or rental or whatever the case may be.
I have been pondering using the strategy above to see if it may work. Are you using GC's or Inspectors or both?

Rejected, no counter, no answer or email returns... While some deals have been done, many are lost due to low ball or calculated offers... Would you accept an offer 100k under your asking? More then likely not so how do you hurdle the obstacle in getting listing agents or homeowners to agree to these prices?
Also, has anyone ever tried actually offering a full or close to full price on a rehab with X day inspection period and hiring a GC to get a legitimate quote then renegotiating price reductions due to repairs? Actually showing the LA or homeowner what needs to be done and then getting it for the right price?
Is the X amount of dollars to get a GC quote and expense worth it if it will get a deal done?
How does the BP Community go about this other then using the 70% rule of thumb?
