So here I am wanting to make the most of the new year ahead and the questions I am always interested in for investors who have been flipping houses for a while is.....
How did you fund your first flip? How did you fund your most recent flip?
I am curious to see the difference, if any, so when the time comes this year I know what I need to have to begin the process myself.
Better to Flip with a LLC or using your own name?
Any information you have for someone looking to do their first flip, other then finding the deal, would be a great read.

Wow, this thread got more action then I expected. I appreciate everyone's input on the situation!
I have done some wholesaling and I would say I am pretty handy with carpentry and basic household stuff. Almost like I can do a tune up on my own car, same would go for things around the house. Ideally with this first rental property it would be just to get my feet wet, not looking to get rich from the first one but gain the experience so by the 10th one I can live just off rental income.
Definitely not going HML but thining 30 year FHA. Something that will give me the biggest bang for my buck and not have to unload a bunch of cash upfront. Least amount of cash that will yielf the biggest ROI.
Just really trying to see how people have done it, what strategies they have used, types of financing, etc...

Research is a must! The goal would be long term return. Something I can just sit on for 10 or mroe years and continue to build annual wealth that way. I live in the central Florida area and would more then likley make sure my first property is close to home. Until I become more of a savvy landlord and would feel more comfortable having property in a different location.
I appreciate the response on "turnkey" opertations and will definitely keep that in mind when purchasing.

BP, what's going on?
So here I am getting ready to invest in my first rental property. What do I need to know? What kind of lona should I use? Should it be turnkey or should it need a little work?
I am not sure what i will qualify for but I have just started the process. Anything to get my feet wet in the investment game and then more then likley use the BRRRR method to continue the process.
Any advice for a first time buyer on what to look for and/or what to avoid?

Listsource.com only allows a one time use for the list you purchase but how is the list delivered and what makes it so you can not screenshot and/or save the list to use multiple times?
Also, after purchasing the list are you able to use that list to upload to another website to actually send the mail campaign out or does it have to be done manually by writing all the letters, stamps and dropping off at the post office?

I was just doing some search criteria on listsource.com and results came back over 21k. I only want to target about 2500-5000 on this list. Once the list is purchased (one time purchase) does it just disappear? Why would I not be able to send to the same list multiple times without purchasing it again?
Also if I purchase the list what is the best approach to send all of these without handwriting and mailing out on my own, kind of outsourcing the list to another company to mail?
