How's it going man? Are you looking for specific areas in Orlando or just Orlando in general that will match your criteria? Also you have access to MLS so you are strictly looking for off market deals correct?

Are you saying you have an executed contract with you and the seller?
If that is the case the seller has no leverage. If they signed it and you signed it then you have the leverage as the buyer. Only way they can back out is if you allow it and rip it up. @Ryan Craig is right though, if it is only day 1 and the seller is acting this way you might want to just rip it up and move on.

Good work man! Make sure you have you insection periods and closing dates as the same. That way you have "x" amount of time to get out of a contract if you can not find a buyer. I try to use business days so that way i get those few extra saturday and sundays.
Also, contact local wholesalers and get a JV done to help you move the property faster. Being new to the game I am sure you don't have a big buyers list so contacting other wholesalers and doing like a 50/50 joint venture will help. It will also teach you how other wholesalers are marketing and doing their business.

Getting a few comps is not a hard process. Especially for a realtor. You can run a basic comp analysis in no time, especially if you know what you are doing. For them to not want to do it sounds crazy!
You can even do it without access to MLS using redfin. It may take you a little longer but this is your profit, so why not get it done.

I currently live in Orlando, Fl but spend almost 7 years in Jacksonville when I was in the navy. With all the military in the area there are a lot of rentals, lot of housing purchased by military to live but when they get restationed either sell or rent back out. Downtown Jax is like any other big name downtown. Good and bad parts. Mostly people renting in those areas. I would say Jax is mostly built on being a big military city with the Navy.
If you need a more specific answer on what you are looking for feel free to get in contact with me and I'll do my best to answer. I do go back and forth to Jax a couple times a month but have yet to do any business up there because I am focused on staying local to my area for right now

Listen to the BP community, if the owner isn't willing to negotiate then just walk away. Also not sure how it works in Alabama but in Florida we can check the tax records and get an idea on when they put a lien(mortgage) on the property and do some generalized calculations to see what they owe, if any. You can also tell if it was bought with all cash which means they have no payments.
